Sell with Sara!

Selling a property can be fun, exciting, overwhelming, stressful, and everything in between! Everyone has their own unique situation for selling and it is important to have a knowlegable and trustworthy real estate agent by your side every step of the way. I will guide you through the "the good, the bad, and the ugly" of real estate. I offer over 20 years of experience and market knowledge. I will be honest about what is needed to get top dollar for your property and show you why certain things are important when selling.

What is the value of your home?

The value of your property is determined by what a buyer is willing to pay for it. You can look many places to guess what your property is worth.....websites that give you their value opinion, county tax value, or an appraisal. OR you can have a market analysis (CMA) done for you by a real estate agent. If you contact me for this CMA, I will visit your property and analyze comparable properties and we will discuss the current market value of your home. We will also discuss any items that may need repair or any improvements that can be done to gain value to the property.

STAGING.... does it matter?

The short answer is YES, and the long answer is YYYEEESSSS!!!! According to the National Association of Realtors, 83% of buyer's agents say a staged home is easier for their clients to visualize the property as their own! That is ALOT of buyers! Staging does not have to be complex.
I typically follow these simple guidelines:
1) DECLUTTER
2) DEPERSONALIZE
3) DEEP CLEAN
4) FRESHEN UP CURB APPEAL
5) FRESHEN UP SMELLS
6) NEUTRALIZE PAINT
7) ADD PILLOWS AND FAUX GREENS
8) NATURAL LIGHT
Hire me, and we will tackle these together and get a custom plan for your property.

What questions should you ask?

Hiring a Realtor can be a process. You are trusting this person with one of the biggest transactions in your life, so you want to chose the BEST! No two Realtors are the same and we all do things a little differently, so it is important to ask questions! Here are some questions to ask:

1) How long have you been a Realtor?
2) Do you work full-time or part-time?
3) How are you going to market my home?
4) Do you utilize social media?
5) Do you do open houses?
6) Do you use professional photography?
7) Can you get references from past clients?
8) How does your commission work?
9) Do you work in specific areas?
10) Do you work with buyers and sellers?
